Sales volumes down, prices up

SALES VOLUMES CHANGES

All Homes Sales

– down 15.1%, to 186 sales

Detached Home Sales

– down 15.6%, to 144 sales

Semi-Detached Home Sales 

– down 14.6%, to 35 sales

DOLLAR VALUE CHANGES

All Home Values 

– up 2.7%, to $1,360,267

Detached Home Values

– up 2.2%, to $1,489,001

Semi-Detached Home Values

– up 6.4%, to $866,532

There’s just more of the same. Sales volumes down, prices up.

Monthly changes

During the months of June and July this year, 29 homes changed hands in Leaside and Bennington Heights. June saw a 54.8 percent decrease in detached home sales over last year. But once again the average dollar values of those June detached home transactions were up 6.4 percent to $1,551,321.

Year-to-date changes

The average price of the 81 detached homes sold was up slightly by 5.2 percent, or $1,548,864 compared to the 127 detached homes that sold in first seven months of 2014. The 23 semi-detached homes saw a 11.5 percent decrease in sales activity but a 7.3 percent gain in average value through to the end of July.
