Have we broken
the $3 million
 house barrier?

If Leaside hasn’t broken the $3 million barrier for a house sale, we can’t be far away.

The 5,200 square-foot home at 128 Rykert Cres. in North Leaside, which backs on Serena Gundy Park, went on the market last October at an asking price of $3.75 million and sold in a week.

Because it was an exclusive listing there is no public information on the final price. A sale that quick usually means something close to the asking price.

The only previous listing over $3 million, which started on MLS and then went exclusive and sold, was for 33 Heather Rd. in South Leaside, owned by hockey star Nick Kypreos, in the fall of 2012. The asking price was $3.5 million.

The two-storey house on Rykert has a 60-foot frontage and 380 feet to the park. Counting the furnished basement, which includes a nanny suite and fitness room, there is 7,600 square feet of useable space.

The previous owner had bought the house in January 2012 for $1.9 million, tore it down and rebuilt.

The former Kypreos house had 5,400 square feet on a 80- by 150-square-foot lot.
